We offer both Full Property Management and Tenant Find service options to our clients at competitive commission rates. Needless to say, we very carefully vet prospective Tenants with full credit reference checks, undertaken by a professional and independent credit referencing agency, before drawing up an Assured Shorthold Tenancy Agreement, on behalf of our Landlords.
Making sure that the rental value of your property is correct at the commencement of marketing, is crucial to finding a suitable tenant in the shortest possible time, and with the least amount of problems. Our rental valuations are based upon a considerable amount of experience and in-depth knowledge of the local market. We research the market for examples of similar properties for rent, and others which have recently been rented, to offer comparable evidence to substantiate our valuations.
Full Property Management
We fully appreciate the importance of ensuring our clients properties are maintained in good condition, for both the benefit of Landlords and Tenants alike. To achieve this we undertake regular scheduled 3 monthly inspections, of each managed property, plus a copy of our inspection report, is sent to our Landlord clients, providing them with the piece of mind that we are “keeping an eye” on their home.
Prompt maintenance and repairs are organised at competitive costs from our range of reliable and experienced contractors. We administer monthly rent collections and forward payments promptly to our Landlords, with a clear and detailed statement, which they can, rather uniquely, also view online by entering the log in section of our web site and then entering their personal e-mail address and password to access their personal information.
Our Full Property Management service is designed to ensure that our Landlords are not unduly troubled, save for the authorisation of repairs above an agreed cost level, and that our Tenants are able to enjoy the property without any hassle and discomfort.
This service gives our Landlords access to all of our extensive advertising and marketing expertise. We carry out all the necessary Tenant credit referencing processes, draw up the tenancy agreement, and receipt the initial rent and deposit paid by the Tenant, before handing over to the Landlord for the duration of the tenancy.
Our rather unique Landlords Online service gives us a real advantage over our competitors, because it provides our Landlords with the vitally important financial information that they want, at their fingertips…even when we are closed!
With their e-mail address and dedicated password, they are able to enter our company website and using the “Landlords Log In” button on the Home Page view their latest Landlords statement of account, and copies of previous statements, on line 24 hours a day, 7 days a week, from anywhere in the world, which is particularly useful if they are away on business or on holiday. It is also very helpful for Non-Resident Overseas Landlords as well.
“Landlords Online” establishes communication links that enables us to be much more highly proactive and organised and also keeps our Landlords completely up to date. Currently we are not aware that any other local Rental Agent is advertising or offering this facility.

To show your property off in the best possible light, we will take professional digital photographs of your home, undertaken by our in house professional photographer, and produce an impressive property availability list, which is accessible to all of our registering prospective Tenants from our office.
Each week we advertise in full colour, in the “Herald Express” Property Rentals Supplement, every Tuesday. Our advertising brings in a huge amount of enquiries from potential Tenants, which leads to a substantial amount of viewings and successful rentals.
